DJ Cox: Good.
Doug: Good morning.
DJ Cox: Good morning, Doug.
Doug: There's a lot of unscrupulous roofers out there, and it's a big commitment to be licensed, and insured, and do it the right way.
We want to talk to consumers, homeowners,`about what questions to ask, and how to know when it's time to replace their roof, and all those kinds of things.

So, the basic types of roof, there's kind of three basic roofs. There's composition, there's tile, and there's flat roofs, right?
DJ Cox: Yes sir.
Doug: How does someone know if their roof just needs to be repaired, or replaced? And, how long do roofs last?
DJ Cox: I'd say your average roof lasts about 30 years. The only way to really know is to have a free estimate. We could come out, do a full roof evaluation, a consultation. Each roof is different, so really on an individual basis we try to evaluate, and-
Doug: So basically-
DJ Cox: ... tell you what the best route to take.
Doug: 15 years, to maybe 25 year range, but there are some composition roofs that they say are lifetime material warranty, right?
DJ Cox: Yes. Yes.
Doug: And then, as a homeowner, can you actually tell when you have a problem? I know if you, obviously if you have a leak, but is that something that a homeowner can spot?
DJ Cox: You know, it's tough to tell on the concrete tile roofs, unless you see broken tiles, or slipped tiles. It really does require an evaluation.
On the asphalt shingles, like we have here, what you'll see is, you'll see granules that'll-
Speaker 1: So these here?
DJ Cox: Right. They'll start delaminate, and you'll see all this stuff here will end up on your driveway, or your walkway, and if you see that, or you-
Doug: Or black.
DJ Cox: Or black.
Doug: I mean, a lot of times it will just turns black.
DJ Cox: Sure.
Doug: Because the granules are completely gone.
Speaker 1: So, that can be from what, high winds, rain, things like that?
DJ Cox: Sun.
Speaker 1: Okay.
DJ Cox: The weather, so over time they delaminate, and that's a good time to call for a free evaluation.
Doug: Free?
DJ Cox: Free, yes.
Speaker 1: Free.
Doug: So, you'll go out and you'll look and see if the choice is to repair, or replace. How do you determine if it's time to replace?
DJ Cox: Based on experience, we check the underlayment on the tile roofs. There's certain areas of the roof that we look for-
Doug: Okay, so we need to break down a roof.
Speaker 1: Yeah, what's underlayment
DJ Cox: Sure, sure.
Doug: We have the roof covering, that's kind of a lot of times decorative. Then you've got the underlayment, which is the felt, and then you have the sheeting, right?
DJ Cox: Yes. So, the felt is what needs replacing 90% of the time.
Speaker 1: And that's what makes a roof waterproof?
DJ Cox: Yes.
Speaker 1: Okay.
Doug: And even a tile roof, now we recommend that sometimes it's shot after 20 to 25 years, right? You might be able to save the tile, but you have to put new felt underneath, right?
DJ Cox: Right. So, this tile right here is an example of about a 30 year old tile that we pulled off an existing roof. We replaced the underlayment. At that point, you can go with a new tile, or a lot of times we can re-use the existing tile.
Speaker 1: I have a question for both you guys, actually. As a common question from a homeowner, "If my roof leaks, do we need a full re-roof?" I mean, how do you know?
DJ Cox: It's very common. That's 90% of our calls. "We have a leak, what do we need to do?", and that's where, really it takes an evaluation of the system.
Speaker 1: Okay.
Doug: And of course, warranty is really important in both. The manufacturers have a warranty, but you have a warranty, and the stability of a company being around when they need warranty service. Talk about warranties, and how they work.
DJ Cox: All the manufacturers offer a limited lifetime, which is on the composition shingles, is it's prorated after 10 years. You have the option to upgrade that, to a non-prorated waranty.
Doug: And of course, cool roofs, is what this is, are very popular. Reason being is they're more energy efficient, so that's kind of the trend right now.
DJ Cox: Right. Every roof we install has to be compliant with New Jersey Building Code, which is mainly done with the cool roofs, the type of product.
Speaker 1: Does color matter, guys, on a roof? Is that a common question from a customer?
DJ Cox: Yeah, color does matter. In the past, one of the only colors that was New Jersey compliant was a white roof. Now, we've got these ceramic coatings on these asphalt shingles that actually have higher reflective value than the white shingles.
Speaker 1: All right, DJ, Deegan Brothers Roofing, gonna put you on the spot with a fan question.
DJ Cox: All right.
Speaker 1: "We see some broken tiles on our roof, but we don't see any leaks inside. Should we have the tiles replaced and a roof inspection done?"
DJ Cox: The tiles definitely need to be replaced, so whether you have a leak or not, the broken tiles will expose the underlayment, so that eventually will turn into a leak. The best way to handle it is, give us a call for a free quote, free evaluation, and then we go from there.
